Well things are finally really starting to get hectic for eLan again! We launched Jackalberry Residential Estate in Mandeni last week, we launch Praia do Cossa (Beline, Mozambique) this week in Pretoria and Johannesburg, and Simbithi Eco Estate (Ballito) is doing record sales at the moment.

It even looks like Blythedale might have an outcome sooner rather than later! Notwithstanding this we remain incredibly positive that the impending court case will go in our favour, with our legal team (under the very able leadership of Kemp J Kemp) reassuring us that our case is a very strong one.

At the launch function in Mandeni, I challenged the over 300 people present to a wager that the unit prices we were selling at would double in the next 12 months. (ie. Units selling from R500,000 for a 3 bedroomed house, will increase in value to at least R1m in the next 12 months.) Once the security fencing and gatehouse had been installed. Needless to say, not one person took me up on this, demonstrating the fact that no-one disagreed with élans view of the investment opportunity in this development.

The sectional title product we are launching in Mozambique (YES SECTIONAL TITLE) will be unique for Mozambique, with ownership and title assured. We are forecasting a 10% yield at only 52% occupancy for these rental pool units, with dividends being paid quarterly into an FNB account in your name in Mozambique. We are also integrating a leisure component into the sectional title unit ownership, whereby you will be able to “bank” some of your time, and exchange it either locally and internationally.

With all its action at Simbithi, we are urgently looking for qualified agents in Ballito to add to our dynamic team with a view to training them and using them to sell our new development opportunities.

We are firmly of the belief that the market is picking up in the areas that we are focusing on, namely the KZN North Coast, and Southern Mozambique.

Now is the time to be looking at buying in new opportunities in these locations, because you should start seeing some nice capital appreciation after a few years of very slow growth.
