Finding that perfect home for a client is about more than bricks and mortar.

“Usually triggered by an external stimulus or lifechange, buyers are searching for a new nest, a base, but also a ticket into a lifestyle to which they aspire,” says real estate practitioner, Mike Schuit. “As sales agents, we are constantly reading our clients to understand their motivations and aspirations. Selling properties in the highly sought-after Simbithi Eco Estate in Ballito and on the Blythedale Coastal Estate development further north, Schuit says the benefits and buying properties on these estates is quite apparent.

Moving from group marketing manager into sales, joining Clive Greene who has been in sales for 22 years, Schuit a digital media marketing expert is optimistic about how digital technology has opened up more communication channels direct to our customers.

“A large part of our efforts in marketing were focused on building awareness, generating leads and motivating buyers to connect with the company,” says Schuit. “Because digital channels are real-time, two-way and alwayson, following up on these leads and generating our own leads as individual agents opens up new opportunities to connect and improve social engagement where we are able to understand our audience needs.”

Schuit says social media and visual, video content are proving invaluable sales tools for him selling property on KwaZulu-Natal’s North Coast. “Clients living inland like to do research before they come down for what is usually a one or two-week holiday,” says Schuit.

“The KZN North Coast is booming with developments right now so it gives clients the opportunity to do some research and get their heads around what’s on offer before we meet,” he says.

The eLan Property Group’s development at Blythedale Coastal Estate is due to move into an accelerated construction phase within the next few months.

Situated close to King Shaka International Airport and a 12-minute drive north of Ballito, the 1,000-hectare development has had a few setbacks but is on track for construction to start within the next few months.

“The expanse and un-spoilt natural beauty at Blythedale is attracting a lot of interest,” says Schuit. “Off-the-grid services, the high-tech functioning and set-up of the estate is setting new standards for community living and that appeals to buyers who want to live, work and play. Besides this we are finding a huge uptake on the expat market spurred on by change of our leadership in government.”

Property on KZN’s North Coast is bucking the sluggish real estate market trend. “The sustained northward migration started a few years ago and is showing strong signs of new growth,” says Schuit. “Umhlanga is bursting at the seams with retail, commercial and increasingly high density residential real estate. Ballito has transformed into regional hub with competing malls, schools, hospitals, restaurants and every service a community needs.”

“The distance from Durban central has become immaterial because everything, including an international airport is just a short drive,” says Schuit.
